1. Behaviour & Respect
All guests are expected to:
- Treat others with courtesy and respect
- Avoid disruptive, aggressive, or harassing behaviour
- Follow reasonable requests from management or staff
Any behaviour that negatively impacts the safety, comfort, or wellbeing of others will be addressed promptly.
2. Noise & Disturbances
To ensure a peaceful living and working environment:
- Excessive noise, parties, or disturbances are not permitted
- Quiet hours must be respected
- Repeated or serious disturbances may result in further action
3. Safety, Damage & Liability
Guests are responsible for:
- Keeping the property clean and well cared for
- Any damage caused during their stay
- Following safety instructions and property guidelines
Costs for damage, excessive cleaning, or repairs may be charged where applicable.
4. Illegal or Unsafe Activities
We maintain a zero-tolerance policy for:
- Violence, threats, or harassment
- Illegal drugs or criminal activity
- Any conduct that places others at risk
Where required, appropriate authorities may be contacted to ensure safety and compliance with New Zealand law.
4.1 Property Use, Misconduct & Improper Pressure
Guests, tenants and visitors must use the property and its contents lawfully, respectfully, and only for their intended purpose. Conduct that involves misuse, damage, or dishonesty is not permitted.
- Taking, damaging, or interfering with property that does not belong to you
- Using facilities, belongings, or access credentials without authorisation
- Copying, sharing, or misusing keys, access devices, or identification information
- Remaining on the premises beyond an agreed departure time without approval
- Attempting to obtain refunds, compensation, or other benefits through pressure, intimidation, or misuse of reviews or complaints
Any such behaviour may be treated as a serious breach of our community standards and addressed in accordance with our terms and applicable New Zealand law.
5. Management Rights
To protect the wider community, management reserves the right to:
- Address breaches of house rules
- Require a guest to leave the premises where behaviour is unsafe or disruptive
- Apply consequences outlined in the agreed terms and conditions
These measures are taken only when necessary and always with the intention of maintaining a safe and respectful environment for everyone.
6. Casual, Short and Long-Term Properties Terms
In addition to the above, this section applies to Accosy and Workotel properties only
To secure a discounted rate, please note that your booking will become non-refundable and non-changeable.
- Cancellation Policy: Bookings cancelled within 48 hours prior to 3:00 PM on the day of arrival will incur a cancellation fee of the full accommodation booked rate. Cancellations or changes to bookings must be made at least 48 hours prior to the check in date and time or you will be charged the full amount of the booking. This cancellation or changes policy shall apply to all bookings, online or offline or phone bookings. Written cancellation by email is required.
- Any booking cancellation or failure to arrive on the scheduled check-in date will be treated as a "No Show" in respect of a booking and will result in the total payment under that Booking Confirmation (including any Add-on/Extra charges together with any applicable tax paid) non-refundable and will be forfeited. It is your responsibility to ensure you have selected the correct dates of stay.
- Free on-site car parking is available on a first-come-first-served basis and is subject to availability. Parking spaces cannot be prebooked as we have limited spaces available.
- Minimum check-in age: 18
- Check-out: before 10:00 AM
- Children are welcome.
Payment Terms
A valid credit card is required at the time of booking. Please note that credit card surcharges apply:
- 3% surcharge to cover bank fees charged for credit card facility in New Zealand
If you opt to pay now to take advantage of the discount, the booking will be non-refundable and cannot be changed.
